Introduction

Original 1890s rubble-stone foundation required full conversion to poured concrete footings before any ceiling-height gain was possible. The property is a residential Victorian in Amberlea, Pickering, with an original 5'8" basement ceiling across a 1,100 sqft footprint. Our crews delivered a rubble-stone converted to poured concrete + lowered project under a fixed-price contract that bundled engineered drawings, Durham Region permit coordination, excavation, pin-by-pin underpinning, interior waterproofing, and new slab pour.

The scope lowered the basement by 2'4" to deliver a 8'0" finished ceiling across 820 sqft of newly usable standing-height basement area, directly enabling the homeowner's plan for a legal secondary use of the lower level.

The Underpinning Process

A controlled sequence of engineered steps delivered the Amberlea project on time and within budget. Each phase passed Durham Region inspection before the next began.

1. Heritage Structural Assessment

The 1890s rubble-stone footing was documented, probed, and condition-rated before any excavation. Heritage preservation review was coordinated where required by the municipal heritage registry.

2. Excavation

Pin-by-pin excavation along 130 linear feet of perimeter. The old rubble-and-mortar footing was carefully removed in each pit section and inspected for integrity of the remaining upper foundation wall.

3. Underpinning Pits with Concrete Conversion

New poured-concrete footings replaced the rubble below the retained upper foundation wall, extending 2.4 feet below the original slab level and providing a modern engineered bearing surface.

4. Steel Reinforcement

Heavy 15M rebar cages placed in each new footing. Vertical dowels drilled and epoxied into the retained foundation wall to tie the new concrete footing to the historic structure above.

5. Structural Supports and Monitoring

Hydraulic jacks and steel beams supported the full superstructure during the deepest excavation phase. Settlement monitoring points installed and read daily.

6. Waterproofing and Drainage

Full interior Delta-MS applied to the newly exposed concrete wall and the retained upper foundation. Perforated weeping tile and dual sump pits with battery backup.

7. Insulation and Finishing

New reinforced slab poured to grade with vapor barrier. The 1890s structure now has modern footings and a code-compliant living-area basement.

Our Approach

Delivered on time and within budget. The Amberlea project ran through several site challenges: pickering village heritage homes have older stone rubble footings needing pin-by-pin excavation; rosebank and rougemount subdivision homes sit on modern engineered fill with predictable underpinning conditions. We addressed each early by sourcing locally where material shortages hit, scheduling around weather windows, and running hydraulic jacks plus specialised concrete mixes during the deepest excavation phase. Modern waterproofing membranes replaced the aging drainage components, and the result is a basement that is both structurally sound and dry.
