Introduction
Shared party wall required sequential pinning method and neighbour notification to safely underpin without disturbing the attached dwelling. The property is a residential semi-detached in Don Mills, North York, with an original 5'6" basement ceiling across a 820 sqft footprint. Our crews delivered a full perimeter including shared party wall project under a fixed-price contract that bundled engineered drawings, City of Toronto permit coordination, excavation, pin-by-pin underpinning, interior waterproofing, and new slab pour.
The scope lowered the basement by 2'2" to deliver a 7'8" finished ceiling across 680 sqft of newly usable standing-height basement area, directly enabling the homeowner's plan for a legal secondary use of the lower level.
The Underpinning Process
A controlled sequence of engineered steps delivered the Don Mills project on time and within budget. Each phase passed City of Toronto inspection before the next began.
1. Initial Assessment and Planning
Semi-detached assessment included a shared party-wall inspection, structural monitoring plan, and written neighbour notification per Toronto's Party Wall common-law obligations.
2. Excavation
Strictly sequential pin excavation along 100 linear feet of perimeter. Pins along the shared wall opened only in alternating thirds to maintain continuous support of the neighbouring structure.
3. Underpinning Pits
Mass-poured concrete footings extending the shared-wall footing to 2.2 feet below the original slab level. Dowelled with 15M rebar into the retained upper footing.
4. Steel Reinforcement
Rebar cages tied with extra lateral ties along the shared-wall pins for additional confinement given the adjacent structural dependency.
5. Structural Supports
Hydraulic jacks and steel channels held the shared-wall carrying structure through the deepest excavation phase. Monitoring instrumentation left in place for 30 days post-pour.
6. Waterproofing and Drainage
Full interior waterproofing with Delta-MS and perforated weeping tile along the full perimeter, including the shared wall segment.
7. Insulation and Finishing
Reinforced slab poured to grade with a vapor barrier underneath. Insulation left for the homeowner's secondary-suite finishing trade.
Our Approach
Delivered on time and within budget. The Don Mills project ran through several site challenges: north york's 1960s split-level and back-split housing stock sits on drier native till with better base conditions than downtown, but the don mills and bayview lots have older buried oil tanks and abandoned septic beds that need excavation planning. We addressed each early by sourcing locally where material shortages hit, scheduling around weather windows, and running hydraulic jacks plus specialised concrete mixes during the deepest excavation phase. Modern waterproofing membranes replaced the aging drainage components, and the result is a basement that is both structurally sound and dry.
