Introduction
Café operating on the main floor could not close during the underpinning project. All work scheduled during overnight off-hours. The property is a cafe operation in The Kingsway, Etobicoke, with an original 5'6" basement ceiling across a 1,250 sqft footprint. Our crews delivered a off-hours scheduling with operating café above project under a fixed-price contract that bundled engineered drawings, City of Toronto permit coordination, excavation, pin-by-pin underpinning, interior waterproofing, and new slab pour.
The scope lowered the basement by 2'6" to deliver a 8'0" finished ceiling across 950 sqft of newly usable standing-height basement area, directly enabling the business's plan for a new lower-level operational area.
The Underpinning Process
A controlled sequence of engineered steps delivered the The Kingsway project on time and within budget. Each phase passed City of Toronto inspection before the next began.
1. Commercial Assessment and Planning
The café owner required the main floor to stay open during business hours. We built a sequential underpinning schedule running from 11 p.m. to 7 a.m., six nights a week.
2. Excavation
Overnight pin-by-pin excavation along 150 linear feet of perimeter. Each shift started with site prep, ran excavation and pour, and cleaned up fully before café opening.
3. Underpinning Pits
Mass-poured concrete pins extending 2.6 feet below the original slab. Rapid-set structural concrete used throughout to allow traffic above the pin location within four hours of pour.
4. Steel Reinforcement
Heavy 15M rebar cages tied into the retained upper structure. Vibration monitoring continuous during café operating hours above.
5. Structural Supports and Vibration Monitoring
Multi-point vibration monitoring protected the café fit-out and equipment. Hydraulic jacks held the ground-floor structure throughout the deepest pin segments.
6. Waterproofing and Drainage
Full interior perimeter waterproofing with Delta-MS, perforated weeping tile, and dual commercial sump pits with battery backup and alarm monitoring.
7. Insulation and Finishing
Commercial-grade reinforced slab poured, trowelled, and left ready for the tenant improvement contractor. New basement area now serves as café storage and prep space.
Our Approach
Delivered on time and within budget. The The Kingsway project ran through several site challenges: kingsway heritage homes have 1950s-era brick foundations with dry-stacked rubble footings; mimico condo neighbourhoods and long branch waterfront lots sit on former lakebed clay requiring interior weeping tile replacement more often than not. We addressed each early by sourcing locally where material shortages hit, scheduling around weather windows, and running hydraulic jacks plus specialised concrete mixes during the deepest excavation phase. Modern waterproofing membranes replaced the aging drainage components, and the result is a basement that is both structurally sound and dry.
