# Toronto Basement Underpinning: Main Drain Replacement, Underground Rough-Ins, and Backwater Valve Installation for Residential & Commercial

At

Toronto Basement Underpinning

[/ →](/)

, our underground plumbing services cover main drain replacement, PVC conversion from aging clay or cast-iron runs, bathroom and kitchenette rough-ins for legal apartment conversions, backwater valve installation, and camera inspection of existing drain lines. When the basement floor is already open for underpinning, it is the right moment to replace aging drain infrastructure - one open floor serves both trades and saves thousands compared to tearing up a finished slab a year later.

Main drain replacement typically runs $4,000-$12,000 depending on linear footage and access complexity. Full bathroom rough-in for a new basement suite runs $3,500-$7,000 for the underground portion. Backwater valve installation qualifies for the City of Toronto Basement Flooding Protection Subsidy - up to $1,250 of the installation cost covered - and we handle the subsidy application and City inspection in full. Standalone drain work (without underpinning) is also available across Toronto.

Toronto Basement Underpinning provides plumbing and drain services across Toronto and the Greater Toronto Area, including North York, Scarborough, Etobicoke, Mississauga, Brampton, and Vaughan.

GTA-Wide Service

Have you ever worried about what is hiding beneath your basement floor? Many older Toronto properties have aging plumbing that is waiting to cause trouble.

We understand how stressful a sewage backup feels after a heavy rainstorm. Upgrading your pipes while the floor is open makes perfect sense.

Our team at Toronto Basement Underpinning has seen exactly how these legacy systems fail. You can actually save thousands of dollars by combining these projects.

We are going to walk you through the exact plumbing and drain services you need to protect your home.

This will be easy to understand.

## Plumbing & Drain Work, Done While The Slab Is Open

Toronto houses built before 1970 often rely on original clay-tile main drains. These terra cotta pipes progressively collapse and deteriorate over a 50 to 80-year lifespan. We frequently see tree roots invading the mortar joints in search of nutrient-rich water, which blocks the flow entirely.

Our drain camera inspections usually reveal a line that contains more roots than pipe. Sewage backups become a massive risk during severe weather events.

The July 2024 Toronto flash floods caused 940 million dollars in insured damages. That staggering number highlights how vulnerable older drainage systems truly are.

### The Cost of Waiting

The most expensive way to replace a main drain is to tackle it as a standalone job. Contractors must saw-cut a finished basement slab, dig a deep trench, replace the pipe, and pour new concrete.

We know this standalone process can easily cost over 10,000 dollars. A much cheaper alternative is to upgrade the plumbing during an underpinning or basement finishing project, since the trench is already open and the slab is not poured yet.

Our crew simply folds the pipe replacement into the existing project schedule. This smart planning saves you the massive cost of a secondary excavation.

## What We Do

Understanding your options is the first step to a healthy home. We provide a complete range of services to modernize your underground infrastructure, and the right approach depends entirely on the condition of your existing lines.

Our team uses high-definition fiber optic cameras to pinpoint exact issues before any digging begins. This precision prevents unnecessary destruction to your property.

You will find a detailed breakdown of our common services and typical costs below.

| Scope | Typical Price |
| --- | --- |
| Drain cleaning + camera inspection | $300-$700 |
| Main drain partial replacement (15-25 ft) | $4,000-$8,000 |
| Main drain full replacement (40-60 ft) | $8,000-$14,000 |
| Bathroom rough-in (3-piece, during underpinning) | $1,500-$3,500 |
| Kitchenette rough-in (during underpinning) | $1,200-$2,500 |
| Backwater valve installation | $1,800-$3,500 (rebate up to $1,250) |
| Drain snaking/jetting (single visit) | $250-$500 |

Pricing during a bundled underpinning or finishing project trends toward the lower end of each range.

We can offer these savings because the trenching and slab work are already in the project budget. Bundling these tasks is the most efficient way to increase your property value.

## Backwater Valves & The Toronto Subsidy

A backwater valve is a simple but incredibly effective one-way gate installed in your main drain line. Most Toronto houses built before 1980 do not have this crucial device.

We highly recommend installing one to protect your newly finished space. When the municipal sewer overloads during heavy rain, the valve flap automatically floats up and locks shut, which stops city sewage from flowing backward into your basement.

Our recent projects have saved homeowners from devastating cleanup bills simply by having this valve in place.

### Maximizing Your Rebates

The financial benefits of upgrading your system are very clear. Backwater valve installation is eligible for up to $1,250 under the City of Toronto Basement Flooding Protection Subsidy.

We handle the installation so you can easily claim these municipal funds. You can combine this with the

sump pump

[/sump-pumps/ →](/sump-pumps/)

install rebate of $1,750 and the foundation drain disconnection rebate of $400.

That means you can recover a total of up to $3,400 in city rebates. Taking advantage of these programs significantly lowers your out-of-pocket expenses.

## Main Drain Replacement Material Choices

Choosing the right pipe material is critical for a lasting repair. We want your new plumbing system to operate flawlessly for decades to come, as modern materials are far superior to the brittle pipes used in the past.

Our preferred modern materials resist tree roots and handle high water volume with ease.

| Material | Lifespan | Cost | Notes |
| --- | --- | --- | --- |
| Clay tile (legacy) | 50-80 yrs | N/A | Original in pre-1965 Toronto homes; replace if showing root intrusion or cracks |
| Cast iron (legacy) | 60-100 yrs | N/A | Original in some 1900s-1950s homes; corrodes from inside, scale buildup |
| PVC (modern standard) | 100+ yrs | $$ | Standard residential replacement; smooth interior, root-resistant |
| Cured-in-place liner | 50+ yrs | $$$ | Trenchless option for short runs; not always feasible under slab |

### Why We Prefer PVC

We default to solid PVC pipes for all full replacements. The incredibly smooth interior walls of PVC prevent paper and debris from catching or clogging.

Cast iron pipes, on the other hand, develop internal rust and scale buildup over time that snags waste.

Our technicians only offer trenchless cured-in-place lining when the existing pipe path is completely intact. If the pipe wall has lost its structural integrity, a rigid PVC replacement is necessary, and every property is evaluated on a case-by-case basis based on the initial camera inspection.

## Combined With Other Work

Strategic planning is the secret to a successful home renovation. We strongly suggest bundling your plumbing upgrades with other major foundation work.

Sharing the permit costs, excavation labour, and concrete pouring expenses makes everything more affordable. Our clients routinely save thousands of dollars using this efficient approach.

## What Customers Say About Plumbing & Drains

“North York bungalow underpinning. They replaced the main drain during the same excavation and roughed in a new basement bathroom while the slab was open. Saved a full slab-cut later. Smart sequencing, single quote.”

Owen P.

North York

“Mississauga home, backwater valve install paired with the underpinning project. They pre-filled the City of Mississauga rebate paperwork and the cheque landed two months after final inspection. No paperwork on me.”

Reza K.

Got Questions?

## Plumbing & Drains FAQs

When should I replace my Toronto home's main drain?

If your home is pre-1965, the original main drain is likely clay tile. Clay tile cracks, lets in tree roots, and progressively collapses over decades. Camera inspection tells you the actual condition. Replace it during an underpinning project to save the slab-cutting cost; replace it standalone if you're getting frequent backups even after snaking.

Why is replacing during underpinning so much cheaper?

The underpinning excavation already opens the basement perimeter and runs trenches under the slab. Adding the main drain replacement to that open trench costs the incremental pipe and a few extra crew hours. Doing the same drain replacement standalone means saw-cutting the new slab months or years later. Typically $3,000-$8,000 more for the same work.

Do you handle just drain cleaning, no replacement?

Yes. Standalone drain cleaning, snaking, and high-pressure jetting are routine work. We always camera-inspect first so we can tell you whether cleaning will hold or whether the underlying drain needs replacement. We don't sell repeat snakings on a drain that's actually collapsed.

Will the new bathroom rough-in pass City of Toronto inspection?

Yes. Every bathroom and kitchenette rough-in is installed to Ontario Plumbing Code specifications. Inspections happen before the slab is poured (so issues are caught visually) and again before drywall. Inspection scheduling is included in our scope.

What's the difference between a backwater valve and a sump pump?

A backwater valve installs in the main drain line and prevents sewer water from backing UP into the basement during heavy rain. A sump pump pumps water that's already entered (typically through the perimeter weeping tile) OUT of the basement. They solve different problems. Most Toronto homes need both - and both are subsidy-eligible. See our \[sump pumps page\](/sump-pumps/) for the full subsidy breakdown.
