All work scheduled during overnight off-hours. The property is a cafe operation in Lakeview, Oshawa, with an original 5'6" basement ceiling across a 1,250 sqft footprint. Our crews delivered a off-hours scheduling with operating café above project under a fixed-price contract that bundled engineered drawings, Durham Region permit coordination, excavation, pin-by-pin underpinning, interior waterproofing, and new slab pour. The scope lowered the basement by 2'6" to deliver a 8'0" finished ceiling across 950 sqft of newly usable standing-height basement area, directly enabling the business's plan for a new lower-level operational area. ## The Underpinning Process A controlled sequence of engineered steps delivered the Lakeview project on time and within budget. Each phase passed Durham Region inspection before the next began. ### 1\. Commercial Assessment and Planning The café owner required the main floor to stay open during business hours. We built a sequential underpinning schedule running from 11 p.m. to 7 a.m., six nights a week. ### 2\. Excavation Overnight pin-by-pin excavation along 150 linear feet of perimeter.
